Remez Tower, zoned at 31 floors, 134 meters height and initially for 120 apartments, is now set to consist of only 15 apartments, each 690 sq.m., spread over two entire floors.

The tower is located in Jabotinsky St., in the new Bnei Brak Business Center. In the planned center, which will become one of the main employment centers in the Dan Region, 20-60-floor office towers will be constructed. The planned project replaces an old fabric of sheds and small enterprises, used at present for commerce and storage. On the Jabotinsky St. front, a 40-floor office tower will be constructed, with a total built-up area of 50,000 sq meters; a second commercial unit will be built to the north. The project was designed as two attached towers - one of 15 floors and the other of 40 floors, which can be built separately to facilitate both marketing flexibility and construction by stages.

Most of the service system will be shared by the two towers. The common service systems will be installed in the first tower to be built, and will serve the second tower as well. When completed, the 15 first floors will each measure 1,800 sq. meters (to the point where the two towers join), and floors 16 to 40 will each measure 1,100 sq. meters.

בסר 3 יכלול 35 קומות ו-40 אלף מ"ר של משרדים מעל 4 מרתפי חנייה. כמו בסר 1 ו-2, המגדל החדש יוקם במגרש של כ-6 דונם ויכלול פארק ושטחי מסחר בהיקף 2,000 מ"ר. היקף ההשקעה בפרויקט צפוי לעמוד על 360 מיליון שקל.

מועד המסירה הינו 30/12/2012.

La fin des gratte-ciels à Tel Aviv

Une annonce faite par le département de la planification de la municipalité de Tel Aviv et le Comité de la construction a créé la surprise. Le Comité a en effet décidé de ne plus approuver la construction de nouvelles tours dans le centre-ville de Tel Aviv. Cette nouvelle politique s'inscrit dans le plan-cadre "Tel Aviv 2025" formé par l'administration d'ingénierie de la ville.

Ce plan cadastral prévoit, jusqu’à l’année 2025, que les seuls secteurs où désormais ce type de construction sera autorisé, se situeront à l’est de la ville, principalement le long d’Ayalon. Plus aucune nouvelle tour ne sera donc construite entre la mer et la rue Ibn Gvirol, mais également entre la rivière Yarkon, au nord, et la rue Eilat au sud. En revanche, de nouvelles tours pourront border les rues Ibn Gvirol, Hamasguer, Menahem Begin, Derekh Namir, etc., ainsi que les alentours de Kirya.


Si le plan est souple et tient compte des projets en cours de construction, qui pourront se poursuivre, il s’agit notamment de la tour Frishman à l’angle de la rue Dizengoff, certains projets en cours de planification ont cependant été mis au rebut par cette décision.


Doron Sapir qui représente la municipalité – celle-ci s’étant alignée derrière cette décision – a indiqué que le projet de construction Assuta sur Jabotinsky Street sera le dernier projet du genre autorisé. Il a ajouté: "Le centre-ville ne doit pas être coupé par des tours, il faut les concentrer aux abords d’axes routiers principaux. Notre objectif consiste à préserver le caractère premier de la ville, élargir la zone protégée du centre-ville (la fameuse "Ville Blanche" de Tel Aviv) et inscrire de nouveaux immeubles à la liste des bâtiments classés patrimoine historique. Tous les projets de tour dans ce secteur ne seront donc plus approuvés, et ce, malgré les nombreux plans qui nous sont présentés."

Une nouvelle orientation qui devrait faire le bonheur des promoteurs immobiliers dont les projets de gratte-ciel près de la mer sont en voie d'achèvement, et dont les derniers appartements devraient donc s'arracher à prix d'or.

Les nombreux résidents de Tel Aviv qui se plaignent depuis longtemps de la nouvelle esthétique de leur ville seront eux aussi à la fête: Anat Barkai-Nevo, du bureau de Tel Aviv de la Société pour la protection de la nature en Israël (SPNI) expliquait ainsi que Tel Aviv ressemblait de plus en plus à "une sorte de Manhattan, mais que personne n'avait demandé aux gens qui vivent ici si c'était la façon dont ils voulaient voir leur ville évoluer". "Ces gratte-ciels sont principalement destinés aux riches et ils poussent la classe moyenne à partir".

Le plan, qui concerne les terrains de la municipalité de Tel Aviv, n’englobent pas l’aéroport de Sdé Dov, qui pourra donc continuer à fonctionner. À côté de l’aéroport, 12 000 unités de logement doivent voir le jour, mais dans des immeubles relativement bas.

En ce qui concerne Jaffa, la rénovation des quartiers 3 et 4 verra s’élever de nouvelles tours, tandis que le caractère de la partie côtière sera préservé.

Frishman Tower | MYS Moore Yasky Sivan




A new 31 floors tower will be built in Frishman street in Tel Aviv. The Frishman Tower is almost certainly the last high-rise building that will go up in the heart of Tel Aviv. In the wake of the United Nations Educational, Scientific and Cultural Organization's designation of the Bauhaus-rich White City as a World Heritage Site in 2003, high-rise construction has been prohibited in the core of the city. Since plans for this structure were submitted as early as the 1980s, though, approval was permitted to proceed. The Frishman Tower will include 70 apartments. Construction is expected to be completed in three years.


Une nouvelle tour de 31 étages sera construite dans la rue Frishman à Tel Aviv. La Tour Frishman est probablement le dernier immeuble de grande hauteur qui s’élèvera dans le coeur de Tel Aviv. À la suite du classement de la " Ville blanche" de Tel Aviv au Patrimoine Mondial de l'Humanité par l’UNESCO en 2003, la construction de tours a été interdite dans le coeur de la ville. La Tour Frishman inclura 70 appartements. La construction devrait être achevée en trois ans.

The Central Park project consists of two 30-story towers of residential units with 3.5 to 5 bedrooms each. The complex itself will include a park, a swimming pool, daycare centers, and underground parking.


One of the complex’s pluses is its relatively low cost. Each square meter costs an average of $2,500 at Central Park, as opposed to an average of $4,500 $10,000 per square meter in other residential complexes in the city. All 326 units in Tel Aviv’s Central Park residential complex have been purchased in less than two months. Construction is planned to be completed in 2010.
